The apartment resort is built in close proximity to the GINO Paradise Tbilisi Aquapark on Besenova street No. 20 and has become an integral part of it as its largest and most prestigious accommodation facility. It is located directly on the shore of the Tbilisi Sea reservoir, approx. 15 min. from the historical centre of the Georgian capital - Tbilisi and 30 min. from the international airport.

Yes. We have always given and continue to give this option to our clients. Flying from Vienna, Prague or Budapest for 3 nights, 4 days, by airline Georgian Airlines (Boeing 737). The flight takes on average 3:15 hrs. We will take care of the complete program, transfer and accommodation. Just show up at the departure airport. A Slovak, English or Russian speaking manager can accompany you during the tour.

There is no booking fee. We are the developer of the project and will be happy to answer any questions you may have before you decide to invest with us.

The lease agreement is concluded with our company for a period of 10 years. After the expiry of this period and the evaluation of mutual cooperation, we can offer you an extension of the contract.

You have the opportunity to negotiate individual instalments and discounts directly with us as the developer of the project.

Yes, each apartment owner will have signed a Lease Agreement for a period of 10 years with a company authorized by GINO Holding a.s., which is a full member of the World Tourism Organization - UNWTO.

No, during the term of the rental contract for your apartment, the utility charges and the repair fund are paid by the resort operator.

Insurance for the hotel building and technology is paid by the resort operator.

The apartment comes standard with a kitchenette with built-in appliances. If the future owner is interested in the declared yield, it is necessary to purchase a predefined furniture package that meets the requirements for accommodation in the hotel ****.

Price of equipment ordered in 2021, 2022, 2023:

Price for standard 1 room apartment with area up to 35,99 m²: 6 000,- EUR.

Price for standard 2 room apartment with area over 35,99 m²: 9 000,- EUR.

The construction is financed by the project investor Dr. Nodari Giorgadze and the Slovak state bank EXIMBANKA SR. All funds for the purchase of the apartment are paid by the future buyers to an account in the Slovak Republic.

Yes, in accordance with the provisions of the Lease Agreement, which is advanced only with our consent as the developer.

In case you sell the apartment to our company after 10 years, we offer you s130% buy-back (purchase price of the apartment +30%).

VAT in Georgia is 18%. Under the relevant Georgian legislation, anyone who invests in an investment tourist property and leases it to a licensed tourist centre operator for a period of 10 years is exempt from paying VAT. This applies to both companies and individuals. Therefore, the purchase and sale prices are already free of VAT, which the client does not have to pay in this case.
